The Elmbridge borough in Surrey consistently features among the most expensive in England outside of central London. It's a place that attracts families, city workers and international buyers in significant numbers. And from a surveyor's perspective, it's a borough of genuine contrasts — from the densely built Victorian terraces of Surbiton to the grand, sprawling homes of Cobham, with a range of property eras and types in between.
In this guide, I want to share what we've learned from carrying out surveys across Elmbridge over more than a decade. Each area has its own character, its own common issues, and its own considerations for buyers. My aim is to give you a more textured picture of what you're buying into — whether you're looking at property in Esher, a cottage in Claygate or a family home in Walton-on-Thames.
Esher (KT10): The Jewel in the Borough's Crown
Esher remains the most prestigious address in Elmbridge. The KT10 postcode is associated with excellent schools, Sandown Park, easy access to the M25 and an atmosphere that manages to feel genuinely rural while being less than 20 miles from central London. Surveys in Esher need to accommodate an exceptionally varied building stock — we've surveyed everything from 19th century cottages near the village green to modernist architect-designed homes deep in the private estates.

Claygate: Village Character, Victorian Heritage
Claygate is a self-contained village that has resisted the urbanisation that's affected some neighbouring areas. The railway station and village feel make it extremely popular with families. The majority of housing stock dates from the late Victorian and Edwardian period, giving it charm — and the surveying challenges that come with it.
Buyers in Claygate should expect their surveyor to pay close attention to solid wall damp, chimney and roof conditions, and the quality of any extensions to period properties. A RICS Level 3 building survey is almost always our recommendation here. Also worth noting: Claygate sits on relatively heavy clay, so subsidence indicators should always be investigated carefully.
Surbiton (KT6): The Rising Star
Surbiton has undergone something of a transformation over the past decade. Once slightly overlooked compared to its Elmbridge neighbours, it now commands strong prices — driven by its superb commuter links (London Waterloo in under 30 minutes), its extensive range of restaurants and cafes, and its attractive riverside setting along the Thames.
Surbiton's housing stock is diverse: Victorian and Edwardian terraces around the station area, large Edwardian semis and detached homes towards Thames Ditton, and modern apartments in developments near the high street. We carry out both Level 2 and Level 3 surveys in Surbiton regularly. The area also sees a high volume of party wall instructions, as loft conversions and rear extensions are extremely common.
Thames Ditton (KT7): Riverside Living at a Premium
Thames Ditton offers access to some of the most beautiful riverside properties in the borough — houses with direct views or gardens running to the Thames are among the most coveted in Surrey. The village centre retains a strong sense of community, and the mix of period and 20th century housing makes it accessible across a wider price range than Esher itself.
Survey considerations in Thames Ditton: riverside properties need careful assessment of flood risk, drainage, and the condition of any boathouse or riverside structure. We always recommend checking Environment Agency flood maps and, where relevant, arranging a CCTV drain survey before exchange.
Cobham (KT11): The Premium End of the Market
Cobham is renowned as one of the most affluent locations not just in Elmbridge but in England. Large, principally detached properties — many on private roads and estates — form the bulk of the high-end market. The area attracts Premier League footballers, executives and high-net-worth individuals from across the globe.
Survey work in Cobham is typically at the top end of complexity and value. Our senior surveyors are experienced with high-value instructions and the discretion and thoroughness they require. For large properties with complex structures, outbuildings and grounds, a Level 3 building survey is essential — and we'll always recommend specialist follow-up investigations where required.
Walton-on-Thames (KT12) and East/West Molesey (KT8)
Walton-on-Thames provides a busier, more urban feel than some of the neighbouring areas — with a large retail centre, good amenities and a diverse property market. Housing ranges from 1930s semis to modern riverside apartments. The Molesey areas offer access to Hampton Court Palace and the Thames, with a mix of characterful older properties and more modern residential development.
We regularly carry out surveys across both areas — Level 2 for modern stock, Level 3 for older properties, and party wall instructions are common throughout both.
Weybridge (KT13) and Leatherhead (KT22)
Weybridge sits at the western edge of our core area and shares many characteristics with Cobham in terms of large, premium properties and leafy, private settings. Leatherhead provides a gateway to the North Downs and offers good value relative to the more northerly parts of the borough.
Surveying Across Elmbridge: What You Need to Know
Whatever part of Elmbridge you're buying in, a few principles apply across the board:
- Get the right level of survey: Don't underestimate older properties. The borough has a very high proportion of Victorian, Edwardian and inter-war housing stock. If in doubt, choose Level 3.
- Consider clay soil risk: Much of Elmbridge sits on London Clay. Subsidence indicators need careful assessment, particularly on properties with mature trees nearby.
- Party wall matters are common: In densely built areas like Surbiton and Thames Ditton, extensions and loft conversions are very common. Know your obligations under the Party Wall Act.
- Don't skip drainage: Older drainage in Surrey boroughs can be in variable condition. CCTV drain surveys are often worth commissioning alongside your building survey.
